Insurance Amendment Passage: Owners approved Amendment "A", which removed a competitive bidding requirement for insured losses. Carports: the metal carport roof at 1235-1241 LSD was sanded and painted with Unicom (a metal roofing sealant) for $5,400. Entryway Landings & Railing Replacements: Concrete entryway landings were reconstructed at 1445B Cliff Ct and 1235-1237 LSD, and wood railings were replaced in several building’s entries and balconies for $17,000. Only 5 remain!īalcony and Entryway Railings were painted in 6 buildings, including cleaning and painting of rusty stair tread brackets, for $44,000. 15 out of 20 roofs have been replaced since 2018, the beginning of our roof-replacement project. Included in this cost were 6 mechanical decks (air conditioner landings) in building #10 and one deck at #18 (1199-1201). Roofs and Mechanical Decks: Building #16 (1207-1213 LSD) and #10 (1360-1374 LSD) roofs were replaced with new OSB sheathing, ridge & smart vents for improved ventilation, ice shield, and top-quality fiberglass fire-resistant shingles at a cost of $122,500.
